The revised BS 5839-1:2025 is now available, bringing important updates to the design and maintenance of fire alarm systems in non-domestic buildings. Learn what’s changed, why it matters, and how the FIA’s Compliance Portal and Route to Certification Package can support your journey towards third-party certification.

18 June 2025

The recently published BS 5839-1:2025 sets out the updated code of practice for the design, installation, commissioning, and maintenance of fire detection and fire alarm systems in non-domestic buildings. It replaces the previous 2017 edition and reflects changes in industry practice, new technology, and evolving understanding of fire risk and system performance.

This standard plays a critical role in shaping how fire detection systems are specified and maintained in places such as schools, hospitals, retail spaces, restaurants, and office buildings. It offers a framework for ensuring systems are not only fit for purpose, but also comply with modern regulatory expectations and support occupant safety.

Those involved in designing or maintaining systems, whether consultants, engineers, facilities managers or fire safety officers—should take time to review the updates in this version and understand how it may impact existing or future projects. The standard is available from the FIA e-shop, where both digital and hard copies can be obtained.

Why Compliance Matters

Compliance with BS 5839-1 is more than a matter of best practice; it’s an essential part of demonstrating that fire detection systems have been designed and installed responsibly. In many cases, it also supports legal obligations under fire safety legislation and contributes to a building’s overall risk management approach.

In particular, achieving third-party certification, such as BAFE SP203-1, provides external validation that a company is working to recognised standards and applying them appropriately. For clients and building operators, this certification helps provide assurance of competence and quality.

How the FIA Supports the Certification Process

Navigating certification can be complex, especially for businesses approaching it for the first time. The FIA offers structured support through its Route to Certification Package, which is designed to help organisations understand the process, choose the right certification scheme and body, and prepare for assessment.

This service is led by Kevin Stearns, FIA Compliance Manager, who provides consultancy tailored to each company’s needs. Support includes guidance on documentation, policies, and audit preparation, delivered through a mix of in-person meetings, video calls, and written materials. The aim is to ensure companies are clear about what’s required and confident when it comes to their certification audit.

Importantly, companies using this service can apply for probationary membership with the FIA. This allows them to access membership benefits, including discounted training while they work towards full certification.

Using the Compliance Portal as a Practical Tool

In parallel with consultancy support, the FIA Compliance Portal provides a digital toolset to help companies manage the documentation required for certification. It includes templates, checklists, technical reporting functions, and certificate generation features, all aligned with current British Standards including BS 5839-1:2025.

This platform is particularly helpful for businesses that want to build consistency into their compliance activities. It’s suitable for a wide range of users, from sole traders and SMEs to larger organisations, and can be used independently or alongside consultancy support.

The portal also ensures that documentation stays aligned with current standards, with built-in updates and version control features. A detailed datasheet is available for those who want to explore its capabilities in more depth.

If you’re reviewing your organisation’s approach to fire detection and alarm system compliance, it’s worth taking time to understand the implications of BS 5839-1:2025 and how your processes align with it.
