Regulator of Social Housing Issues Latest Fire Remediation Survey

The Regulator of Social Housing has published the findings of its latest survey into fire safety in social housing buildings over 11 metres in height.
Of the 16,990 relevant buildings reported, 1,867 were identified as having a life-critical fire safety defect associated with the external wall system. Encouragingly, over 99.9% of all relevant buildings have undergone a fire risk assessment.
The survey shows that 1,338 buildings (71.7%) are expected to be remediated within the next five years. Since June 2017, a total of 2,641 buildings have been identified as having life-critical fire safety defects, with remediation completed, or nearing completion pending a building works assessment, in 932 cases.
The Regulator of Social Housing has confirmed it will continue to monitor the performance of social landlords, focusing on both remediation of buildings over 11 metres and progress against agreed remediation plans.
Will Perry, director of strategy at the Regulator of Social Housing, said: “Ensuring tenants are safe in their homes must be the first priority for all landlords. We will continue to scrutinise the sector through inspection, engagement and monitoring to make sure it identifies risks and carries out any necessary remediation work promptly.”
The data was collected as part of the Q2 2025–26 survey, which ran from 23 September to 21 October, with figures reported as at 30 September.
Overall, 84.4% of relevant buildings were assessed as having no outstanding or historic life-critical external wall system defects in any building works assessment undertaken since 14 June 2017. Landlords also reported that remediation work has either commenced or been completed on 21.3% (397) of affected buildings.
Life-critical fire safety defects are defined as defects, faults or failures within a building that present significant fire safety risks, as identified through a fire risk assessment or a fire risk appraisal of external wall construction, carried out in accordance with recognised industry standards.
