The Building Safety Regulator (BSR) has released an update on the Building Control Gateway 2 process, confirming implementation of the latest update as of 1 October.

At present, the BSR is managing 152 live new build applications, covering approximately 33,670 housing units across England. In addition, a further 253 live remediation applications are under review, representing around 22,304 homes. The Regulator reports a continued upward trend in decision-making activity, with 209 determinations recorded across all application types during August.

The recently formed Innovation Unit (IU), a centralised team designed to drive efficiency and consistency, is currently overseeing 27 new build applications (totalling 6,192 housing units). This approach enables the BSR to increase capacity by grouping applications for assessment through specialist engineering service providers, accelerating the overall review process. The first mixed-category bundle, comprising 26 cases, was issued for assessment on 30 September.

Looking ahead, the BSR’s key focus for the remainder of the year is the resolution of 91 historic new build applications, which together account for around 22,000 housing units submitted under the previous model. Each case is now being managed under a tailored resolution plan, targeting specific challenges or ‘blockers’. The Regulator anticipates that the majority of these cases will be concluded by 31 December, with the final few expected to close by January 2026.
